上海普陀区的真如板块曾是上海前史上一个充溢活力的经济中心 ,多条运河交汇于此,海中合体使其在90年代后期成为生鲜果品商场和民生商业的心综区域中心 。真如板块于2001年被界说为上海第一批四大副中心之一,上海跟着当地社区人口和经济不断演化晋级,真中区域内既有的海中合体低能级商场和老旧住区不能满意片区的发展需要。中海中心综合体项目为该区域的心综晋级转型供给了中心动力。为了习惯这一新式商务中心不断改变的上海需求 ,本项目使用其独有的真中运河水系和文明前史资源,打造了一个以宜居、海中合体健康、生态和社区文明为主题的新一代综合体目的地 。

The Zhenru Temple district (also known as Hongqi Village) has been a vibrant economic hub throughout the history of Shanghai. Its proximity to many canals spurred the development of fruit and seafood wholesale markets which it became known for in the late 1990s. The Zhenru China Overseas Center Mixed Use Project is a key part of transforming this district into a burgeoning business hub for the city. As the neighborhood evolves and adapts to the current and future needs of this increasingly vibrant part of Shanghai, Hongqi Village leverages the canal network and cultural resources to create a vibrant mixed-use destination for the next generation that is centered around livability, wellness, ecology, and neighborhood heritage. 。

SOM的整体规划由双子工作楼 、商业裙楼(环宇城MAX购物中心)、剧院和文明设备组成  ,规划将各种功用业态完美地融入这个社区的公共空间 、景象和前史变迁之中 。规划打造了“三水交汇”的门户体量 ,串联起上海西站 、真如地铁站和真如公园等TOD区域节点 ,提高各个业态与城市间的互通性,并在场所的四个旮旯均设有敞开的进口形状,为场所内的租户和社区居民打造一处集会空间 ,一起打造沉溺式体会 。

Composed of twin office towers, a retail podium (Huanyu Max Shopping mall), a theater, and cultural amenities, SOM’s master plan integrates diverse uses and destinations seamlessly into a porous network of regional public spaces, landscape, and historic canals in the community. To optimize traffic flows of the transit-oriental development anchored by Shanghai West Station and Zhenru Park, SOM created three flows of pathways connecting the major elements of the complex with its surroundings, generating a truly immersive experience for tenants and the public. With open entries at all corners, the project serves as a gathering space for the community, visitors, and workers alike.。

传承前史文脉,打造真如新地标。
Creating A Distinct Architectural Identity。

高230米和195米的双子工作塔楼坐落场所的西南角  ,俯视场所南侧的真如公园 。工作塔楼和商业裙楼在多个楼层连通,为工作人员供给直接进入地下地铁站、首层大堂、购物中心以及裙楼天台层的快捷通道。

Overlooking the adjacent parks, the twin office towers, with heights of 230m and 195m, are positioned on the southwest corner of the site, forming the gateway into the complex. The towers connect to multiple retail levels, providing the occupants with direct access to the below grade subway station and terrace level amenities of the shopping mall. The tower’s structural design is regular and efficient, providing column free interiors and flexibility for a wide range of office types and users. 。

工作楼的结构规整高效 ,供给了一系列具有灵活性的无柱室内空间,以满意不同工作类型租户的需求。修建语汇将当地文明和与天然元素严密联络起来:外立面结合天然通风体系,以提高室内空气质量;不同楼层的空中天台为租户供给了名贵的野外空间;修建材料的选材学习了周边前史修建的风格  ,并选用现代的方法从头诠释 ,向传统文明和前史问候。

The design of the towers is driven by improving the connections between workplace, nature, and local culture. The envelope integrates natural ventilation into the tower form and improves airflow and ventilation within the workplace. Sky Terraces throughout the towers give workers access to outdoor space and provide daylight to the central elevator lobbies. The materiality of the enclosure and public spaces reinterprets the traditional materials and construction techniques of the neighborhood’s historic architecture with contemporary technology and construction methods. 。

塔楼的造型集功用和漂亮为一体  ,SOM的规划从我国传统的唐装以及毗连的真如寺修建中罗致创意——塔楼的玻璃幕墙与彩釉细部造型构成明显的比照,宛如唐装精约的外观与其富丽、精美的内衬一般;咱们的规划在塔楼立面波纹状的竖向肌理构成的凹槽处打造了一系列可敞开窗 ,为室内空间带来新鲜空气。凹槽选用定制的青铜色陶瓷纹样的玻璃,与真如寺的青铜转经筒相照应  。

The form of the tower was driven by equal parts performance and style. Like a well-tailored suit, its exterior is functional and timeless while its interior reveals a richness of materials and fine details.  This functional decoration was inspired by both the construction and materials at the neighboring Zhenru temple and the traditional Chinese Tang suit whose flashy linings belie their modest exteriors. The towers are made up of a series of  “rippled plates” that overlap along the column grid, creating “reveals” that allow for the integration of operable windows that bring fresh air into the workplace. The glass within these “reveals”differentiates itself from the outward facing enclosure through the use of a custom bronze colored ceramic frit pattern on the glazing. This combination of unique pattern and color resonates with the bronze prayer wheels within the grounds of Zhenru Temple and provides a moment of rich material contrast to the more normative outward facing glass. Where the “rippled” plates meet the crown, they form a stepped parapet that reinforces the masterplan’s skyline arc and directs views for the upper levels southward towards the Bund and Pudong beyond.。

规划在两座塔楼底部的同享抵达广场上方打造了一个大跨度的天蓬  ,既可认为落客区的客人遮风避雨 ,也为上方的购物中心打造了开敞的无柱空间 。塔楼底部的3层挑高工作大堂面向中心的野外广场和远处的敞开空间。工作大堂选用与真如寺瓦片色彩和纹路类似的定制彩陶板 ,并延伸到后侧的落客区 ,为工作大堂打造一体化的视觉体会 。

At the ground level, each tower’s “rippled plates” join to form a dramatic stepped canopy over a shared arrival plaza between both tower’s lobbies. This long span structure between each tower shelters the vehicle drop off while creating large column free retail experiences in the upper levels of the mall. Below the stepped canopy, each tower boasts a 3-story-high office lobby facing south, towards the outdoor plaza and open space beyond. Each of the tower lobbies is defined by a custom terracotta wall that continues along the back wall of the arrival plaza unifying the space and giving the office plaza a distinct address and identity. The terracotta wall is made up of uniquely profiled panels with a custom glaze inspired by the roof tiles of Zhenru Temple. Between the tower lobbies, a wide water feature and series of escalators connect the ground level office plaza to the retail concourse below.。

引进天然元素,打造可继续的空间。
Spaces for Wellness within the Workplace 。

SOM的规划为项目引进生态 、宜居和健康元素,并充分考虑到了当地的前史与文明。项目获得了LEED金级和我国绿建三星认证。场所北侧的一系列下沉式公共广场与运河水系构成互动,广场中心保留了一棵500年树龄的银杏树 ,周边设有天台式座椅 ,供周末、节假日举行特别活动之用。景象规划使用树荫和植物削减热岛效应  ,并选用透水铺装下降地表径流。

SOM’s design achieves a LEED Gold and China Three Star certification through public realm enhancing open space design and a robust performative building envelope. The master plan and workplace design puts a special emphasis on ecology, livability and wellness, and the site’s cultural heritage. At the northern frontage of the project, cascading plazas interact with the existing water canal and bring light and greenery down to the B1 level dining areas and subway entrance, and reduce the heat island effect and surface runoff with generous shading, landscaping, and permeable paving. The centerpiece of these plazas is a 500-year-old gingko tree, preserved during construction, that anchors the main public plaza and retail entry. 。

沿商业裙楼外立面设置了一系列不同功用的天台  ,将地面层 、裙楼房顶和塔楼串联起来 。商业裙楼顶部的房顶花园将两座塔楼连接起来 ,为工作租户供给了一个能够放空小憩 、赏识周边景象的天台 。房顶天台花园能够举行各类活动,包含午餐会、非正式接见会面、瑜伽操练等。

A series of programmed outdoor terraces spire up across the retail podium facade, connecting public pedestrians from the ground plane to the podium roof and office towers. At the top of the retail podium on level 6, a roof garden connects both towers, offering the occupants an exclusive place with open views of the surrounding green park and podium roof landscape. The roof garden can accommodate a range of activities from lunch gatherings, informal meetings, to yoga practice. The roof garden also has direct access to the upper retail via planted walkways and an escalator to the fifth floor below. 。

房顶天台花园上方 ,一系列野外空中天台穿插式地嵌入在两座塔楼中,为工作租户供给野外空间和同享设备 。租户一出电梯大堂就可看到充溢绿意盎然的天台 ,这些“笔直公共空间”也为两座塔楼里工作的租户打造了更多互动。

Above this roof garden, a series of outdoor sky terraces, recessed into each tower, stagger upward, facing one another. The sky terraces offer large outdoor spaces and multi-level balconies, to be used as shared amenities for tenants. These semi-public spaces are in dialogue with each other between the two towers, creating a “vertical public realm” within the space between the towers. The terraces are aligned with the internal elevator lobbies so that upon arriving at one’s floor you are immediately greeted with natural light and greenery within the terrace. These elements not only enliven the workplace and provide the tower users with connections to nature, but serve as visual wayfinding devices for tenants and guests. 。

两座塔楼的塔冠顶层都设有开敞的高端行政工作层   ,结合城市无遮挡全景的大型阶梯式天台野外天台和天然天光 。这些精品工作空间在城市之巅环顾生气蓬勃的周围社区和上海天际线的绚丽风光 ,用共同的顶部概括和外滩和浦东的天际线遥相照应 。

Both towers boast efficient office floor plans that can accommodate a wide range of tenant types and sizes. The workspace is column free with high ceiling heights that allow for increased natural lighting of the workplace. The building envelope with its integrated operable windows increases thermal comfort through improved ventilation, allowing for more efficient heating and cooling systems. At the top level of each tower is a generous executive level outdoor terrace and skylit workplace. These floors provide a special outdoor amenity offering for high-end boutique offices and offer breathtaking views of the surrounding neighborhood and Shanghai skyline. 。
